The initial water content normally depends on the situation (new, old, renovation).
New concrete is close to the free saturation but values around 95 % seem to be reasonable after hydration of the conrete. New EPS should be mor or less dry (but at the default initial 80 % RH the water content is still very low). Renders and plasters can be free saturated at the beginning - they should dry out within a few days or weeks.
"Old" materials have an equilibrium moisture content according to climate and operation - this can be found by the help of a simulation until reaching the dynamic equilibrium.
